We truly appreciate how valuable the time spent with family and friends is and we will do everything in our power to make your stay with us enjoyable, memorable and safe. By making a reservation and/or completing the registration card, you are agreeing to the terms and conditions below. All facilities are used at your own risk.

Your Account

For your convenience, we allow you to charge items to your account. Accounts must be paid the evening prior to departure. Full fees will be collected for all reserved dates, no exceptions, this includes early departures. Refunds will not be given for naturally occurring events (rain, snow, wind etc.). All billing discrepancies must be settled prior to departure.

Deposits

A 25% deposit is required at the time of booking. All deposits are non-refundable and our cancellation policy remains at 90-days, meaning, full fee is due with less than 90-days notice, no exceptions. All reservations made with less than 90-days notice are subject to full fee processed at the time of booking. Deposits do not transfer site to site or year to year. Management reserves the right to modify the deposit policy without notice. A non-refundable reservation fee applied to each site/unit. This fee is applied for any/all changes to reservations. Guests are charged in the currency of their residence, Canadian guests, Canadian dollars, American guests/International guests, USD.

Rebooking

We love hosting you, your family and friends. Rebooking for the next season will occur in October of each year. Please notify the front desk of your intentions to rebook- to hold first right of refusal to site, you must request rebooking prior to departure. Minimum stays may be required during peak season. Stays cannot be shortened during peak season on the beach. Please note whereas we do our best to ensure that your travel dates remain the same year to year, there are times within the cycle of the calendar year where dates shift (leap years). Deposits will be processed in October on or before October 15 and a 2-week grace period will be provided for cancellations of next season’s reservation. After November 1 of each year, all deposits are final and are non-refundable. Deposits must be paid to secure the site. If you do not receive a confirmation letter for your reservation, please contact the office. A non-refundable reservation fee applied to each site/unit. This fee is applied for any/all changes to reservations. Double sites will be sold as a package.

Cabin Rentals

All pricing is per person. Access to bedrooms in each will be restricted to only the number of guests that have been checked in at the desk. Should housekeeping find that additional rooms were used/additional guests stayed in the cabin without notice to the front desk, additional fees will be added to the final bill. No exceptions. As of January, 2022 a $500.00 cleaning fee will be applied to your cabin should additional services be required or damages to bedding/linens etc. be noticed. All items supplied (pots, pans, dishes, cutlery, appliances, linens) are to be left in the same condition as they were provided to your party upon check-in. If there are additional damages to any roofed accommodations due to mis-use, additional fees will be applied starting at $500.00. Please notify us of any deficiencies that occur during your stay so that we can address them as soon as possible. Cabins must be swept out by guests upon departure and garbage deposited in the receptacle as provided outside. Check-in time for all roofed accommodations is 3:00 pm & check-out time is 10:00 am, no exceptions. Early check-ins or late departures are not permitted during peak season.

Rental Trailers

All trailers are set and ready on the site rented by Browns’ staff prior to arrival. Check-in time for trailer rentals is 3 pm and no early check-ins are granted during peak season (July-August). BBQs must remain at the site that they were set up on. Guests are responsible for all damages incurred during their stays in our rental trailer, this includes, but is not limited to over consumption of water leading to flooding of units, damage to awning, and screens being punched out. Honey-wagon service is provided every 3-days, therefore it is strongly recommended that water conservation is at the forefront of mind.

Campsite Occupancy

All campsites include one (1) sleeping unit (RV or tent) for up to 2 adults (children 18 & under are complimentary). All other guests (when sleeping in the same unit), including adult children of the registered guests are subject to “extra adult” fees and should they bring their own vehicle, additional vehicle fees. This rate may change year to year, so please check in with the office upon check-in. Should you wish to erect additional tents or bring additional RVs, additional campsite fees will apply. This is to assist in population distribution throughout camp and ensure that all registered guests have a safe and enjoyable visit with us here at Browns’. Management reserves the right to limit occupancy.

Power Source

Browns’ is serviced by a diesel generator that is operational 24/7 and offers 20 amp service. Each unit is serviced with 1, 20-amp breaker and may not utilize any more than that. Occasionally, maintenance will occur that may require a temporary shutdown (oil changes etc). This maintenance will occur without notice and we will do our best to ensure that it is for a limited period of time. We request that all guests conserve power and remember that operation of air conditioners is not permitted. You will be asked to leave camp immediately should this occur. Additional “toys” or high-power consumptions Items such as saunas (electric or woodfired), hottubs, pools, large freezers or any other items that may fall into this category are not permitted.

Fire Ban

In order to protect the forest around us, in the event of a fire ban, the operation of any type of fuel burning fire bowl, tiki torches, citronella candles etc. will not be permitted.

Fire Wood

For your comfort and enjoyment, wood is complimentary during your stay. In order to keep the wood-yard safe and to be fair for all guests, we ask that it only be transported by wheelbarrows supplied. At no time is wood permitted to be removed from BCWL property. Removal of firewood is against Ontario Ministry of Natural Resources regulations and will also be considered theft from BCWL. All wood is to be split at the wood yard in order to minimize mess at the campsites. Due to safety concerns and the high volume of children present at any given time throughout the campground, we ask that there are no vehicles in the woodyard. Loading of wood into motorized vehicles is strictly prohibited!

Showerhouse

The showerhouse is closed between the hours of 1:00 pm & 4:00 pm daily for cleaning. NO EXCEPTIONS. For the safety and security of our guests & staff, there is absolutely no admittance during these hours. Please note that the washer and dryer will be turned off between this time due to the extreme heat that is generated by the units. You will not be able to access the washer or dryer between these times.

Visitors

We take the safety and security of all guests extremely seriously. Therefore all visitors must register at the lodge immediately upon entering the property. Additional fees will apply for all visitors and their vehicles. Failure to check in additional vehicles will result in it being towed from site at the owner’s expense.

Quiet Time

Above all else, we are a family friendly Lodge & Campground and we take pride in providing a safe and comfortable environment for all and encourage everyone to enjoy quiet evenings with their loved ones. For the enjoyment and respect of all guests, quiet hours will be from 11:00 pm to 8:00 am local time, daily. This is strictly adhered to with no exceptions. Complaints are taken seriously and may result in termination of stay(s), with full payment required.

Pets

Pets are family too! We love our animals but we do ask that all pets are leashed at all times (including when you are at your site) and that all animals are picked up after, NO EXCEPTIONS. All guests staying in roofed accommodations are welcome to bring their pet(s), but additional fees will be applied. Damages caused by pets will be charged starting at a rate of $500.00.

ATV/Motorbikes etc.

Hours of operations are restricted to 9:00 am to 9:pm at a speed of 8km per hour. Misuse, or unsafe operation will result in being requested to park the unit or immediate removal from site. We take this very seriously due to the high number of children on the grounds at any given time. First and foremost, this is their campground/resort and their safety is at top of mind at all times, especially during toad hunting times!

Boats and Personal Watercraft

To ensure the safety of all guests, pleasure riding must be done at a minimum of 100 metres from shore. When approaching shore, drivers must do so slowly. No personal watercraft are to be moored or operated within 10 metres of the floating dock. All guests who wish to bring a watercraft with them during their stay are subject to a $20.00 trailer parking permit fee. Trailers must be parked in overflow parking and are not permitted to be stored on the lower road at any time. The main dock is for loading and unloading, not long-term use. We reserve the right to remove boats stored at the main dock for long periods of time as determined by management. Absolutely no launching of watercraft at any location other than that of the designated boat launch.

Sauna

This facility is camper managed and can be fired up any time after 11:00 am. Staff are not responsible for starting or maintaining the fire box at any time. Where we do our best to ensure that there is wood available at the sauna, there may be times when those utilizing the facility may need to replenish the supply with the wheelbarrows supplied at the wood-yard. Please note that alcohol may intensify the effects of the sauna so we urge caution with consumption prior. Parental supervision is required for children under 13 years of age. The use of speakers must be kept at a respectable level so as to not disturb other campers. Should management need to ask you to turn the music down, you may be also asked to leave the sauna. Additional terms and conditions of use are posted at the Sauna. Management reserves the right to close this facility should behaviour become disruptive, disrespectful or dangerous at any time. Sauna will be closed and locked at 9 pm daily.

Parking of Travel Trailers in Campsites

We understand that some groups may wish to pull into their sites. Whereas this is permitted, we are not responsible for vehicles of any kind becoming stuck on the beach and requiring recovery. Should recovery and/or site repair be required, additional fees will be charged starting at $400.00. If you are unsure about parking your trailer, please contact the office as we would be happy to assist you.

Overflow Parking

Guests are welcome to make multiple trips with their belongings, however there is a fee for “storage” at a rate of $8.00 per day per unit. This includes ski-doos, boats, trailers and other items that may be brought to site prior to the start of your scheduled arrival date. You must check in at the office and this fee will be added to your reservations, no exceptions.

Personal Generator Use

Must be kept to a minimum and only run through day-light hours. Guests that are found to be disrupting others by inconsiderate use of personal generators, may be asked to cease use of their personal generator or if the issue persists, potentially leave the grounds.

Confidentiality

We will not share personal information or details about a reservations to anyone other than the registered site holder. Family and friends are not permitted to make any changes, whatsoever to existing reservations.

Guest Safety & Conduct

Browns’ is a safe and welcoming environment for all. Therefore violence, threats of violence, foul language, or behaviour that may be perceived as threats to any of our staff, guests’ family members will not be tolerated! Individuals will be removed from site immediately. Management reserves the right to change policies and procedures as operational occurrences dictate without notice.
