Policies
Thank you for choosing to spend your vacation with us here at Browns’ (BCWL). We truly appreciate how valuable the time spent with family and friends is, and we will do everything in our power to make your stay enjoyable, memorable, and safe.
By completing the registration card, you are agreeing to the terms and conditions below. All facilities are used at your own risk.
Your Account
For your convenience, we allow you to charge items to your account. Accounts must be paid the evening prior to departure. Full fees will be collected for all reserved dates, no exceptions, including early departures. Refunds will not be given for naturally occurring events. All billing discrepancies must be settled prior to departure. All deposits are non-refundable and our cancellation policy remains at 90 days. Full fee is due with less than 90 days notice.
Rebooking
We love hosting you, your family, and friends. Rebooking for the next season will occur in October of each year. Please notify the front desk of your intentions to rebook. To hold first right of refusal to site, you must request rebooking prior to departure.
Minimum stays may be required during peak season. Stays cannot be shortened during peak season on the beach. Please note that while we do our best to ensure your travel dates remain the same year to year, there are times within the calendar cycle where dates shift, such as leap years.
Deposits will be processed in October on or before October 15, and a 2-week grace period will be provided for cancellations of next season’s reservation. After November 1 of each year, all deposits are final and non-refundable. Deposits must be paid to secure the site.
If you do not receive a confirmation letter for your reservation, please contact the office. Effective July 1, 2025, there is a non-refundable $4.00 reservation fee applied to each site. This fee is applied for any and all changes to reservations. Double sites will be sold as a package.
Cabin Rentals
As of January 2022, a $500.00 cleaning fee will be applied to your cabin should additional services be required or damages to bedding, linens, etc. be noticed. All items supplied, including pots, pans, dishes, cutlery, appliances, and linens, are to be left in the same condition as they were provided upon check-in.
If there are additional damages to any roofed accommodations due to misuse, additional fees will be applied starting at $500.00. Please notify us of any deficiencies that occur during your stay so we can address them as soon as possible. Cabins must be swept out by guests upon departure, and garbage must be deposited in the receptacle provided outside.
Power Source
Browns’ is serviced by a diesel generator that is operational 24/7 and offers 20 amp service. Occasional maintenance may require a temporary shutdown, such as oil changes. This maintenance may occur without notice, and we will do our best to ensure it is for a limited period of time.
We request that all guests conserve power and remember that operation of air conditioners is not permitted. Should you wish to operate your own generator to support your needs, we ask that you do so in a way that is mutually respectful of all guests in your immediate area.
Fire Ban
In order to protect the forest around us, in the event of a fire ban, the operation of any type of fuel-burning fire bowl, tiki torches, citronella candles, etc. will not be permitted.
Fire Wood
For your comfort and enjoyment, wood is complimentary during your stay. In order to keep the wood-yard safe and to be fair to all guests, we ask that it only be transported by the wheelbarrows supplied.
At no time is wood permitted to be removed from BCWL property. Removal of firewood is against Ontario Ministry of Natural Resources regulations and will also be considered theft from BCWL. All wood is to be split at the wood yard in order to minimize splinters at campsites.
Due to safety concerns and the high volume of children present throughout the campground, we ask that there are no vehicles in the wood-yard. Loading pickup trucks or vehicles with firewood is not permitted.
Visitors
We take the safety and security of all guests extremely seriously. Therefore, all visitors must register at the lodge immediately upon entering the property. Additional fees will apply for all visitors and their vehicles. Failure to check in additional vehicles will result in the vehicle being towed from the site at the owner’s expense.
Quiet Time
Above all else, we are a family-friendly lodge and campground. We take pride in providing a safe and comfortable environment for all and encourage everyone to enjoy quiet evenings with their loved ones.
For the enjoyment and respect of all guests, quiet hours are from 11:00 pm to 8:00 am local time, daily. This is strictly adhered to with no exceptions. Complaints are taken seriously and may result in termination of stay, with full payment required.
Pets
Pets are family too! We love our animals, but we do ask that all pets are leashed at all times, including when you are at your site, and that all animals are picked up after. No exceptions.
All guests staying in roofed accommodations are welcome to bring their pet(s), but additional fees will be applied. Damages caused by pets will be charged starting at a rate of $500.00.
ATV / Motorbikes
Hours of operation are restricted to 9:00 am to 9:00 pm at a speed of 8 km per hour. Misuse or unsafe operation will result in being requested to park the unit or immediate removal from site.
We take this very seriously due to the high number of children on the grounds at any given time. First and foremost, this is their campground/resort, and their safety is top of mind at all times, especially during toad hunting times!
Boats and Personal Watercraft
To ensure the safety of all guests, pleasure riding must be done at a minimum of 100 metres from shore. When approaching shore, drivers must do so slowly. No personal watercraft are to be moored or operated within 10 metres of the floating dock.
All guests who wish to bring a watercraft with them during their stay are subject to a $17.00 trailer parking permit fee. Trailers must be parked in overflow parking and are not permitted to be stored on the lower road at any time.
The main dock is for loading and unloading, not long-term use. We reserve the right to remove boats stored at the main dock for long periods of time as determined by management. Absolutely no launching of watercraft is permitted at any location other than the designated boat launch.
Sauna
This facility is camper managed and can be fired up any time after 11:00 am. Staff are not responsible for starting or maintaining the fire box at any time.
While we do our best to ensure there is wood available at the sauna, there may be times when those utilizing the facility need to replenish the supply with the wheelbarrows supplied at the wood-yard. Please note that alcohol may intensify the effects of the sauna, so we urge caution with consumption prior.
Parking of Travel Trailers
We understand that some groups may wish to pull into their sites. While this is permitted, we are not responsible for vehicles of any kind becoming stuck on the beach and requiring recovery.
Should recovery and/or site repair be required, additional fees will be charged starting at $400.00. If you are unsure about parking your trailer, please contact the office, as we would be happy to assist you.
Safety & Conduct
Browns’ is a safe and welcoming environment for all. Violence, threats of violence, foul language, or behaviour that may be perceived as threatening to any of our staff, guests, or family members will not be tolerated. Individuals will be removed from site immediately.
Management reserves the right to change policies and procedures as operational occurrences dictate without notice.
