Policies
Thank you for choosing to spend your vacation with us here at Browns’ Clearwater West Lodge. By completing the registration card, you are agreeing to the terms and conditions below. All facilities are used at your own risk.
Your Account
For your convenience, we allow guests to charge items to their account. Accounts must be paid the evening prior to departure. Full fees will be collected for all reserved dates, with no exceptions, including early departures. Refunds will not be given for naturally occurring events. All billing discrepancies must be settled prior to departure.
All deposits are non-refundable. Our cancellation policy remains at 90 days. Full fees are due with less than 90 days’ notice.
Rebooking
Rebooking for the next season will occur in October of each year. Please notify the front desk of your intention to rebook. To hold first right of refusal to your site, rebooking must be requested prior to departure.
Minimum stays may be required during peak season. Stays cannot be shortened during peak season on the beach. While we do our best to keep travel dates the same year to year, calendar changes such as leap years may cause dates to shift.
Deposits will be processed in October on or before October 15, with a two-week grace period for cancellations of next season’s reservation. After November 1, all deposits are final and non-refundable. Deposits must be paid to secure the site.
Effective July 1, 2025, a non-refundable $4.00 reservation fee applies to each site and to any reservation changes. Double sites will be sold as a package.
Cabin Rentals
All pricing is per person. No exceptions. A $500.00 cleaning fee may be applied if additional cleaning services are required or if damages to bedding, linens, or other supplied items are noticed.
All supplied items, including pots, pans, dishes, cutlery, appliances, and linens, must be left in the same condition as provided at check-in. Additional damages to roofed accommodations due to misuse may result in fees starting at $500.00.
Cabins must be swept out by guests upon departure, and garbage must be placed in the receptacle provided outside.
Check-in for all roofed accommodations is 3:00 pm. Check-out is 10:00 am. No exceptions. Early check-ins and late departures are not permitted during peak season.
Campsite Occupancy
All campsites include one sleeping unit, RV or tent, for up to two adults. Children 18 and under are complimentary. Additional guests sleeping in the same unit, including adult children of registered guests, are subject to extra adult fees. Additional vehicle fees may also apply.
Additional tents or RVs will require additional campsite fees. Management reserves the right to limit occupancy.
Power Source
Browns’ is serviced by a diesel generator operating 24/7 with 20 amp service. Occasional maintenance may require temporary shutdowns without notice. Guests are asked to conserve power.
Air conditioners are not permitted. Guests using air conditioners may be asked to leave camp immediately. Saunas, hot tubs, pools, large freezers, and other high-power items are not permitted.
Fire Ban
In the event of a fire ban, fuel-burning fire bowls, tiki torches, citronella candles, and similar items are not permitted.
Firewood
Firewood is complimentary during your stay. Firewood may only be transported using the wheelbarrows supplied. Firewood may not be removed from BCWL property.
All wood must be split at the wood yard. Vehicles are not permitted in the wood yard, and loading pickup trucks or vehicles with firewood is not allowed.
Showerhouse
The showerhouse is closed daily from 1:00 pm to 4:00 pm for cleaning. No exceptions. The washer and dryer will also be turned off and unavailable during this time.
Visitors
All visitors must register at the lodge immediately upon entering the property. Additional fees apply for visitors and vehicles. Failure to check in additional vehicles may result in towing at the owner’s expense.
Quiet Time
Quiet hours are from 11:00 pm to 8:00 am local time daily. This is strictly enforced. Complaints may result in termination of stay, with full payment still required.
Pets
Pets must be leashed at all times, including at your site, and cleaned up after. No exceptions. Pets are welcome in roofed accommodations, but additional fees apply. Damages caused by pets will be charged starting at $500.00.
ATVs, Motorbikes & Similar Vehicles
Hours of operation are restricted to 9:00 am to 9:00 pm at a speed of 8 km per hour. Misuse or unsafe operation may result in being asked to park the unit or leave the site.
Boats & Personal Watercraft
Pleasure riding must be done at least 100 metres from shore. When approaching shore, drivers must do so slowly. Personal watercraft may not be moored or operated within 10 metres of the floating dock.
Guests bringing watercraft are subject to a $20.00 trailer parking permit fee. Trailers must be parked in overflow parking and may not be stored on the lower road. The main dock is for loading and unloading only, not long-term use.
Watercraft may only be launched at the designated boat launch.
Sauna
The sauna is camper managed and may be fired up any time after 11:00 am. Staff are not responsible for starting or maintaining the fire box.
Alcohol may intensify the effects of the sauna, so guests are urged to use caution. Parental supervision is required for children under 13 years of age. Speakers must be kept at a respectful level.
Parking Travel Trailers in Campsites
Guests may pull into their sites, but Browns’ Clearwater West Lodge is not responsible for vehicles becoming stuck on the beach or requiring recovery. Recovery or site repair fees may start at $400.00.
Overflow Parking
Guests may make multiple trips with belongings. Storage fees apply at $5.00 per day per unit for items such as ski-doos, boats, trailers, and other items brought to site prior to the scheduled arrival date.
Personal Generator Use
Personal generators must be kept to a minimum and may only run during daylight hours. Guests disrupting others through inconsiderate generator use may be asked to leave the grounds.
Guest Conduct
Browns’ Clearwater West Lodge is a safe and welcoming environment for all. Violence, threats of violence, foul language, or behavior that may be perceived as threatening toward staff, guests, or family members will not be tolerated. Individuals may be removed from site immediately.
Management reserves the right to change policies and procedures as operational needs dictate without notice.
