Thank you for choosing to spend your vacation with us here at Browns’ (BCWL). We truly appreciate how valuable the time spent with family and friends is, and we will do everything in our power to make your stay enjoyable, memorable, and safe.

By completing the registration card, you are agreeing to the terms and conditions below. All facilities are used at your own risk.

Your Account

We allow you to charge items to your account for convenience. Accounts must be paid the evening prior to departure. Full fees will be collected for all reserved dates—no exceptions. Refunds will not be given for naturally occurring events. All billing discrepancies must be settled prior to departure.

All deposits are non-refundable. Cancellations, including partial cancellations require 90 days notice. Without 90 days notice, full fee is due. No exceptions.

Rebooking

Rebooking for the next season occurs in October each year. Notify the front desk if you plan to rebook. Minimum stays may apply during peak season. Please note that travel dates may shift due to calendar changes (e.g., leap years).

Deposits will be processed on or before October 15, with a 2-week cancellation grace period. After November 1, deposits are final and non-refundable. Effective July 1, 2025, a non-refundable $4.00 reservation fee applies to each reservation and any changes made to them.

Cabin Rentals

As of January 2022, a $500 cleaning fee will be charged if extra services or damage is observed. Items supplied must be left in the same condition. Misuse of accommodations may result in additional fees starting at $500. Cabins must be swept, and garbage properly disposed of upon departure.

Power Source

We operate on a 24/7 diesel generator offering 20 amp service. Maintenance may occur without notice. Air conditioners are not permitted. Personal generators must be used respectfully of nearby guests.

Fire Ban

During a fire ban, the use of any fuel-burning fire bowls, tiki torches, citronella candles, etc., is strictly prohibited.

Fire Wood

Wood is complimentary. Use the provided wheelbarrows to transport it. Removing firewood from BCWL property is prohibited and considered theft. Firewood must be split at the wood yard. No vehicles allowed in the wood yard.

Visitors

All visitors must register immediately upon entering the property. Additional fees apply. Unregistered vehicles will be towed at the owner’s expense.

Quiet Time

Quiet hours are from 11:00 pm to 8:00 am daily. This is strictly enforced. Complaints may result in removal from the property.

Pets

Pets must be leashed at all times and cleaned up after—no exceptions. Roofed accommodation guests are welcome to bring pets, but fees apply. Damages caused by pets start at $500.

ATV/Motorbikes

Permitted from 9:00 am to 9:00 pm at a max speed of 8 km/h. Unsafe operation will result in removal. Children’s safety is our top priority.

Boats and Personal Watercraft

Pleasure riding must be 100 metres from shore. No operation or mooring within 10 metres of the floating dock. A $17 trailer parking permit is required. Trailers must be parked in overflow parking only. Boat launch is designated—no other areas allowed.

Sauna

Campers manage this facility. It may be used after 11:00 am. Staff do not maintain the fire box. Wood may be replenished from the wood yard using wheelbarrows. Be cautious with alcohol before use.

Parking of Travel Trailers

Guests may pull into sites, but we are not responsible for stuck vehicles. Recovery/site repair fees start at $400. If unsure, contact the office for assistance.

Code of Conduct

Browns’ is a safe and welcoming environment. Violence, threats, foul language, or behavior that may be perceived as threatening will not be tolerated. Offenders will be removed from the property immediately.
